The phone call
We offer a complimentary Consultation call (Voice or Video call) to chat about what you’d like to build while exchanging questions.
Initial meeting / site visit
If there’s a potential fit, we schedule an in-person meeting. You learn about us, and we learn about you and your project. We cover topics such as scope, budget, priorities, scheduling, etc.
Preliminary design proposal
If pre-design work is needed to figure out what is possible (zoning, municipal requirements, HOA rules, etc.) and what you want (program/scope), we charge hourly to help steer the ship in the right direction.
Once the coast is clear, we offer a proposal that details the design scope and fees. Design Proposal fees range based on the complexity of the project. We typically have a $5,000 design fee minimum.
Initial designs / plans
With an accepted preliminary design proposal, we request an initial payment for the work to begin.
This is where the fun starts and the design work begins! Through a series of collaborative sessions, we work together to bring ideas to life and document the plans for bidding. You can expect:
rough in-person hand sketches to better understand your design goals & intent
2D floorplan(s) that the show the relationship between spaces
3D renderings to experience the work and to help visualize it
an early pulse on pricing
enough information to confidently decide next steps.
We tweak and refine, until we get it right.
Construction documents & permitting
With finalized drawings, details and specifications, we perform a final line-item detailed construction bid and offer an Agreement for Construction.
The Construction phase
Once we execute our agreement, we line up our amazing trades and begin the work!
We work tirelessly to ensure that expectations are exceeded, in both communication, and in the built project.
